It is our goal to build a sought after community. 
A place that we can call home home for many years. 

This project is to be located on approximately 305 acres of land on the west side of I-35W and on the north side of North Tarrant Parkway. I have attached a copy of the proposed site plan for the property. As you will see, the proposal calls for a mixture of retail, hospitality, fitness, commercial and multi-family uses. The property is currently zoned both "G" and "C" which will accommodate the proposed uses. We are proposing a total of approximately 1,200 multi-family units on the site and we currently have the proper zoning to accommodate this number of units. We are requesting a rezoning to allow us to change the current configuration of the zoning district boundaries which will allow us to create a more efficient development.
In particular, we are proposing to expand the boundary of the "C" district to accommodate a six-acre park which will serve as the central focus of the residential portion of this project. As I mentioned earlier, there is approximately 67 acres of "C" zoning on the site today. We are seeking to expand that to a total of approximately 80 acres. Of the 80 acres, we are dedicating 3.5 acres for the widening of Harmon Road, another 3.5 acres for Presidio Vista Drive and 6.17 acres for a park. Consequently, once all of our dedications are completed, the net increase in land zoned "C" will be approximately 0.37 acres. This equates to approximately 7 additional dwelling units.

The remainder of the project will be a retail power center. LNR is talking with many national retail and restaurant clients, including Lowes, Kroger and Costco. The entire project will have a unified development style and architectural controls. As part of this development we will also be required to upgrade Harmon Road. All in all, we believe that this proposal makes a lot of sense and provides benefit to the northern portion of Fort Worth. We hope that you can support this request.
